The process

How it works

Getting a home loan doesn't have to be overwhelming. Here's what working with me looks like — from first call to settlement.

01

Tell me about your goals

We start with a free, no-obligation chat: phone, video, or in person. I'll learn what you're trying to achieve and what your situation looks like.

02

I find the right options

I search across 30+ lenders to find loans that genuinely suit you, not just the ones that look good on paper. I'll explain each option in plain English.

03

I handle the paperwork

Once you’ve chosen, I take care of the application from start to finish. I liaise with the lender and your conveyancer, handle any questions or paperwork along the way, and keep you updated throughout the entire process so everything runs as smoothly as possible.

04

You get the keys

Settlement day: the moment it all comes together. And I don't disappear once the loan settles. I'm here for rate reviews, refinancing questions, and whatever comes next.

About Steph

A Steph above
the rest.

Born in Victoria and raised on the Gold Coast, I made the move to the Northern Rivers after having my son because I wanted to be part of a genuine community. A place where relationships matter and people look out for one another. That same belief is what led me to start my own mortgage broking business after 17 years working as a Senior Financial Adviser and Mortgage Broker with the same company.

Throughout my career, I’ve always genuinely loved helping people. For me, it’s never been about pushing products, it’s about understanding what matters most to my clients, looking out for their best interests, showing them what’s possible and going in to fight for them when it comes to the banks. I negotiate with a toddler daily, which makes banks a walk in the park.

Over the years, I’ve watched good people miss out on their dream homes because the finance process felt too complicated, too intimidating, or simply too slow. With property prices continuing to rise, home ownership can feel overwhelming or even out of reach for many people. But I truly believe that even if someone isn’t ready today, having the right guidance and a clear plan can make owning a home a reality sooner than they think.

Hi Liz, thank you so much for this. Buying a first home with no background knowledge is a big step, and the most useful thing I can do is explain things plainly so you feel steady at every stage. I'm really glad it came across that way. I'm only a call away whenever you need me. Cheers, Steph

Common questions

Everything you'd want to know

Mortgages can feel complicated. Here are the questions I get asked most often — answered plainly, without the jargon.

Government schemes

Can I use the 5% Deposit Scheme on the Tweed Coast?

Yes. Tweed postcodes sit in the 'rest of NSW' bracket, so the price cap is $800,000. Over the border on the Gold Coast it's $1,000,000. You need to live in the home, be an Australian citizen or permanent resident, and have at least 5% saved. Since 1 October 2025 there are no income caps and no waiting list, and you skip lenders mortgage insurance entirely. Your lender confirms eligibility as part of the loan application, which is where I come in.

What's the difference between the 5% Deposit Scheme and Help to Buy?

The 5% Deposit Scheme is a guarantee: you borrow the full amount and the government backs part of the loan so you avoid LMI. Help to Buy is shared equity: the government puts in up to 30% of the price for an existing home or 40% for a new one, so you borrow less and repay their share when you sell or buy it back. Help to Buy has income caps ($103,000 single, $165,000 joint) and 10,000 places a year. You can't hold both on the same purchase.

Do I pay stamp duty as a first home buyer?

It depends on which side of the border the property is. In NSW, first home buyers pay no transfer duty up to $800,000, with a reduced rate up to $1,000,000. In Queensland there's no duty on a new home or vacant land at any price, and none on an established home up to $700,000, tapering to $800,000. The property's address decides, not where you work or currently live.

Can I combine a grant, a stamp duty concession and the 5% Deposit Scheme?

Usually, yes. A state First Home Owner Grant, the state duty concession and the federal 5% Deposit Scheme can all apply to one purchase, and the First Home Super Saver works alongside any of them. The exception is Help to Buy: it can't be combined with another guarantee or a state shared-equity or loan scheme, though grants and duty concessions are still fine.

General

How much does using a mortgage broker cost?

Nothing — my service is completely free to you. I’m paid a commission by the lender once your loan settles, so there are no out-of-pocket costs or fees deducted from your funds. This doesn’t affect your interest rate, and I’m legally required to act in your best interests at all times.

How many lenders can you access?

I'm accredited with 30+ lenders including the major banks, second-tier lenders, and specialist non-banks. This gives me a far broader view of the market than if you went directly to a single bank.

How long does the home loan process take?

It varies, but from your first appointment to a formal approval is typically 1–7 business days for a straightforward application. From there, settlement is usually 2–6 weeks. I'll give you a realistic timeline based on your specific situation.

Can you help if I have a bad credit history?

Yes, some lenders specialise in non-conforming or adverse credit scenarios. The first step is understanding your full situation — book a free chat and I'll give you an honest assessment of your options including what you can do to improve your credit score.

What's the difference between fixed and variable rates?

A fixed rate secures your repayments for a set term (usually 1–5 years), providing stability and certainty. A variable rate fluctuates with the market, meaning your repayments can decrease or increase over time. You can opt for a split loan to enjoy the benefits of both options. I’ll help you determine which structure best aligns with your goals and circumstances.

Do I need to be local to use your services?

Not at all. I work with clients across the Tweed Coast, Northern NSW, Gold Coast, and all over Australia via phone and video calls, as most loans can be fully managed online. If you’re local and prefer a face-to-face meeting, that’s great too — it’s completely up to you.

What documents will I need?

Typically, lenders will request documents such as recent payslips, the last 2 years of tax returns if you’re self-employed, around 3 months of bank statements, identification, and details of any existing loans or debts. Different lenders may require slightly different documentation depending on your situation. I’ll provide you with a personalised checklist once we’ve had our first chat.

First home buyers

What is LMI and can I avoid it?

Lenders Mortgage Insurance (LMI) is a one-off premium charged by the lender when you borrow more than 80% of the property value. It protects the lender, not you. You can avoid it by having a 20%+ deposit, using a guarantor, qualifying for government schemes such as the First Home Guarantee, or in some cases through specialist policies such as medico or professional packages if you work in an eligible industry.

How much deposit do I need to buy a first home in NSW?

Usually between 5% and 20% of the purchase price, plus costs. With a 20% deposit you avoid Lenders Mortgage Insurance (LMI). Below that, most lenders still lend with LMI added to the loan, and eligible first home buyers can use the federal Home Guarantee Scheme to buy with as little as 5% and no LMI, because the government guarantees the gap. Stamp duty, legal fees and moving costs sit on top of the deposit, so I always run the full cost-to-complete figure with you before you start inspecting.

Do I pay stamp duty as a first home buyer in NSW?

Often not, or not the full amount. The NSW First Home Buyers Assistance Scheme gives eligible first home buyers a full transfer duty exemption up to a price threshold and a partial concession above it, on both new and existing homes. The thresholds and rules are set by Revenue NSW and change from time to time, so I check your eligibility against the current scheme and the stamp duty calculator on this site shows the concession applied to your price.

Can I buy in NSW if I work in Queensland?

Yes, and it is one of the most common situations I handle on the Tweed Coast. Your income is assessed the same way whichever state it is earned in. What changes is the property side: stamp duty, first home buyer concessions and the First Home Owner Grant all follow the state the property is in, so a Tweed Heads purchase on a Gold Coast salary is assessed under NSW rules. The reverse applies if you live in NSW and buy over the border in Queensland. I run both options side by side so you can see the real difference in upfront costs.
