Kings Forest is the newest address on the Tweed Coast, and it lends differently to anywhere else around here. Stockland took over the 869-hectare site in August 2025, the first lots registered late that year, and land is still being released in monthly stages. So most people buying here aren't buying a house at all: they're signing a land contract with Stockland and a separate build contract with a builder, and financing both. The part that catches buyers out is timing. A lot you sign on today may not register for months, and formal loan approvals generally run about 90 days. The job isn't just getting approved, it's getting approved on a clock that lines up with registration.

Kings Forest stock is all new build. There's no established-home market here yet, so almost every conversation starts with land plus construction rather than a single purchase price. That changes which lenders are worth approaching: policies on unregistered land and staged construction vary more between banks than almost anything else in home lending.

Price band: land has been selling from the high $700,000s on lot sizes between roughly 392 and 610 square metres, as at July 2026. Add a build contract on top and most Kings Forest budgets land well into the seven-figure range, which usually makes serviceability, not deposit, the binding constraint.

Buyer mix here is Tweed Coast and southern Gold Coast upgraders, Sydney and Brisbane relocators after a coastal base, and downsizers wanting to be near the new Tweed Valley Hospital.

Common Kings Forest scenarios:

Land now, build later, on an unregistered lot. You can sign a contract on a lot that won't title for months. Formal approvals generally run about 90 days, so the approval has to be timed to the expected registration date rather than the day you sign. This is the most common reason a Kings Forest finance plan needs reworking, and it's entirely avoidable with the right sequencing.

One facility for land and construction. Most lenders will fund the land at settlement and then release the build in progress stages on the same facility. You pay interest only on what has been drawn, so repayments start small and step up. Worth modelling properly if you're also covering rent or an existing mortgage during the build.

Build covenants and the start-work clock. Land contracts in new estates typically require construction to start within a set period after settlement. That puts a real deadline on builder selection and on getting the construction loan documented, which is a different kind of pressure to buying an established home.

First home buyers on a house-and-land package. A house-and-land purchase is assessed differently to an established home, and eligibility rules and price caps change. Worth a conversation before you assume you do or don't qualify.
